Breakfast is served 8:30am -9:30am, wander down when you're ready. Business people needing early breakfast will be accommodated.

O-dark-thirty departure?  We'll set the timer on the coffee pot if you let us know and leave a muffin or yogurt parfait for you.

We accept Visa, Mastercard, Checks & Cash.  You will be billed at check out.  We do however, require a credit card to hold the reservation. Our cancellation Policy during High Season and Equestrian Events is 30 days prior, all other times 7 days prior, or $75 cancellation fee.  Day of reservation, no call--no show full night's charge, during Derby, two night charge. 

We are a non-smoking facility, with ample outdoor seating for smokers on the porches. Versailles and Lexington are non-smoking cities, Nicholasville is not, you can light up in the restaurants and the smoking sections are not confined.  It goes town to town here.  No judgment, just the facts.

We accept well behaved parents and their children with prior notice (we will assist in placing your family so that neither your stay nor that of others is impacted).  For example, next to a honeymoon--I'll leave the rest to your imagination.

We do not accept pets, however we can arrange a pet hotel stay in Lexington and apply it to your account.This should be arranged as early as possible to acquire a spot, subject to availability.

Currently we do not sell alcohol, but we gladly decant yours for you.  Please drink responsibly, the innkeeper you save may be your own.

We offer dinner by reservation in our Club Car Dining Room.  We will be shopping for and preparing these meals as they are ordered, so if you order it you will be billed for it.  Price does not include tax and gratuity.

If you ruin the sheets and towels we will bill you for them.  Please don't paint your toenails in the bed, and kindly use the make up remover cloths in the amenities basket for anything that stains. Ok, specifically, assume anything besides drying off after bathing will stain.

We are a green Inn.  It's fun!  You can play, too.  If you pile your towels we will replace them.  IF you hang them we will allow them to be reused.  We offer to go cups but if you are staying on the property feel free to use the glass cups & mugs.  Turn out your lights and tv and adjust the thermostat when you'll be gone all day.  We do leave the lights on in the common areas--this is a safety feature and necessary, but rest assured they are low watt high efficiency bulbs.  We have a recycling can in the Club Car and in the guest kitchen on the 2nd floor. Please do not change the thermostats in the Main House, and leave the windows shut, we are diligently trying to maintain a comfortable atmosphere for all including air quality control.  You'll love this game!  Everyone's a winner!

We offer DVDs--we're still on the honor system.  Take a movie or two to watch in the room, switch 'em out if you want, no late fees!  Just leave them for the next bunch when you go.  This is our personal library we are happy to share with you while you're here.

We are Genesis Trade Exchange members, Night for Night Members, BBAK members, participate in the Historic Inns BOGO program.  You must identify this at the time of booking to receive these privileges and they may not be available during peak times or if we have too many requests during the same period.

We are not AAA members, AARP members, and currently do not offer discounts for these groups. We like travelers (duh) and seniors (except when I'm feelin' it myself) but we also have only 10 rooms and a family to feed.  Our prices are great--you get a lot of bang for your buck here. There are larger hotels in the surrounding metro areas with hundreds of rooms that can offer a discount.  They may also be raising the rack rate so they can tell you they have discounted your rate (because You're special, just like everybody else!)  They may also charge you for every soda, cup of Joe, movie, breakfast, and so on. I'm just sayin'....

You have selected a wonderful Bed and Breakfast Inn.  B&B's are quirky by nature (Innkeepers, too, I think!)  Relax and enjoy all the ways we differ from the chain hotel--we do every day!  It is an old house.  Floors creak, each room has it's own characteristics.  If you look for faults--I promise, you won't be disappointed!

Come and go as you please, just be courteous of other guests in the wee hours.  The main areas are open 24/7 for your enjoyment. 

We are a family run operation. I hope and look forward to meeting & greeting each of you.  There are times when I must leave the Inn, we each wear a lot of hats here, but I live here, I promise you are quite important to me and I always return!  This list is too long, so one last "rule":  If you feel like you shouldn't do it then "If it's fun it's probably wrong".  Ok, that was a joke, but it kept my kids out of trouble.
